Stable/Venue

The showpiece of the property is a stunning European-style stable, originally built as a boarding barn and now serving as a beautiful event venue. Constructed of wood and brick with rustic detailing, the barn includes an upstairs ballroom that can host up to 200 guests, a caterer’s kitchen, restrooms, storage areas, a breezeway, and a cozy outdoor firepit. Two thoughtfully integrated apartments—a two-bedroom, two-bath “barn loft” and a one-bedroom, one-bath “tack room”—provide additional lodging or staff accommodations. While fully operational as an event space, the stable could easily transition back to equestrian use.

Office

A standalone office with a kitchen and half bath provides a comfortable workspace next to the stable with long views across the landscape.

The rest of the estate includes a range of distinctive and well-appointed living quarters: an 1,875± square-foot cypress guest house with whimsical European styling (2 bed/2 bath); a quaint one-bedroom stone cottage; and three additional 2 bed/1.5 bath cottages known as the “Ford,” “Bunk,” and “Carriage” cottages, as well as a unit used currently for storage, are all under the common roof of a rustic lodge structure. A recently completed one-bedroom cabin sits on the forested Simms Mountain, accessed by a well-maintained gravel road. There is also one-bedroom apartment in the “Camp Pavilion” ideal for a caretaker.

Other improvements and amenities include seven wells, two stocked ponds, more than seven miles of trails, multiple utility buildings, enclosed barns, and open pole barns. The layout and improvements reflect thoughtful stewardship and an eye for both function and aesthetics—ready for the next owner to enjoy, expand, or preserve as a lasting legacy.

With the Etowah and the Oostanaula rivers meeting here to form the Coosa River, the area has attracted travelers and settlers for centuries. For weekend getaways or day trips, Mentone, AL is a 45-minute drive, offering quaint mountain charm and access to Lookout Mountain’s trails and waterfalls. Downtown Atlanta is approximately an hour and twenty minutes to the southeast, while Chattanooga is just over an hour to the north, both providing major airport access, entertainment, and city amenities. Just north of Rome, the Richard B. Russell Regional Airport (RMG) has a 6,006’ runway for private aviation and is located 14 miles from Rustic Ridge Farm.

Climate

Northwest Georgia’s climate is classified as humid continental. There are four distinct seasons in Floyd County, with some of the best weather in the spring and fall months. Although winters are colder in northwestern Georgia than other parts of the state, they are not severe. Some winter snowfall occurs. The average high in the summer months is in the upper 80s with average lows around 70. The average highs in the winter months are in the mid-50s with average lows in the mid-30s. Annual rainfall is 54 inches.
