Airy Hall
Green Pond, SC
Airy Hall is a 1,630± acre historic rice farm on the Ashepoo River in South Carolina’s ACE Basin between Charleston and Beaufort. The property is located on the very scenic Bennetts Point Road, a unique sixteen-mile country road that makes its way through conserved woods, over marshes, and past historic properties until it dead-ends at Bennetts Point.
Airy Hall’s iconic entrance features a canopied avenue of century-old live oaks. The main house is situated on some of the property’s 6± miles of river frontage and is surrounded by moss-draped oaks. Sporting on the property has had a predominant focus towards equestrian activities in recent history, especially polo and fox hunting, but the land offers excellent opportunities for a variety of recreational hunting opportunities. The deep water frontage on the Ashepoo provides fishing, crabbing and boating activities with the Atlantic Ocean being very accessible.
Other historic properties and conservation lands in the immediate neighborhood include Poco Sabo, Ashepoo, Lavington and Bigbee, and the Donnelley and Bear Island WMAs. The ACE basin is one of the largest protected estuarine systems on the East Coast and provides a refuge for wildlife and a buffer from encroaching development.

Broker’s Comment
“When owning a southern recreational retreat became of interest to the new owners of Airy Hall, they knew where to go to get dependable and trusted representation.
In the beginning, their net was wide (somewhere in the southeast), but with specific criteria. We looked at properties from Virginia to Florida, and helped them to understand the intricacies of each of those markets. We finally settled in on Airy Hall and the Lowcountry of South Carolina as the perfect fit.
In my experience, there’s never a property that checks every desired box, but there are properties with inherent features that are hard to replicate and will far exceed expectations with time, and what I love most about this business is working with great people to help them understand and connect with properties like Airy Hall.”
